A shared building plumbing leak may involve more than one unit. Ottawa tenants and condo owners can use this guide to report a leak clearly and coordinate with their building contact.

Advice only: Emergency Plumbers serves Toronto and the GTA, not this city. Contact a local provider for work at your property.

Report a shared building plumbing leak

Tell the property manager which unit and room have a leak. Explain whether water is still flowing and whether it appears to come from another floor. Also include a safe contact number so the manager can arrange access.

If there is immediate danger from electricity or a damaged ceiling, keep clear and seek emergency help. Do not enter another unit or force access to a locked service room.

Agree on access and responsibility

Then ask who will book the local plumber and who can approve work. Building rules may affect entry, water shutoffs and use of shared areas. Keep residents informed through the manager when the repair could affect them.

First, ask the plumber to find the source before deciding who must deal with it. Water may travel between surfaces, so a visible stain does not prove where the leak began.

Shared building plumbing leak: keep records

Finally, keep a brief timeline of reports, visits and agreed work. Photograph damage only from a safe place. Ask your insurer or property contact which documents it needs.

Our water cleanup guide explains why damp materials may need attention after the plumber fixes a pipe. A shared building plumbing leak often needs coordination between the plumber, manager and affected occupants.
